4 Reasons Why Homes Don’t Sell

The process of selling a home can be simple and enjoyable, but it can also be stressful and chaotic. Mistakes can make it harder for homes to sell, which is why owners need to learn about key errors and how to avoid them when possible. This includes setting a realistic asking price, staging the home correctly, and reaching out to qualified sales representatives for assistance. Take a look at some of the most common reasons why homes don’t sell, and what to do in theses instances.


Too Many Personal Items

Your home should be inviting, but there shouldn’t be too much of you and your family inside of the property. This includes family photos hanging in every room, children’s artwork on the refrigerator, or other personal items that prevent a buyer from envisioning himself inside of the home. While you don’t need to remove all of your personal belongings from the property, it is a good idea to pack up as many items as you can during a walk-through or private viewing. Keep in mind that your taste in furniture and décor may not be the same as potential buyers; so if you have time, try painting the walls neutral colours and use soft colours for rugs, pillows, furniture, and bedding.


Poor Advertising

In some cases, this can be a deciding factor as to if your home is sold or sits on the market for a long period of time. In order to sell a home, you will need to attract serious buyers. Although this can be done via word-of-mouth, it is better to have a good marketing plan in effect when you put your home up for sale. This could include listing the property on an online real estate blog, or by hiring an experienced sales representative.

You should also take good photos that can attract buyers. The photos need to include the exterior of the home, as well as the top rooms inside of the property. The photos should blow buyers away, but they should also be a true representation of your home. You do not want to mislead buyers; they will turn away from your property and the bad reputation could be a stain on this home, as well as future homes you put up for sale.


Unpopular Location

This is a problem that many sellers think is an end-all, but there are ways around this type of drawback. If your home is in an unpopular area, you will need to find other strengths that make the property stick out, such as its features. For example, you can speak about the swimming pool, great landscaping, and any local businesses that could appeal to serious buyers. Stay away from the negative aspects of the area. Instead, point out the positives. If the school system in your community is not one of the best, talk more about kid-friendly businesses and local amenities that could attract buyers with young children.


Failure to Make Minor Repairs

If your home looks run-down, buyers are less likely to give the property more consideration. They will look at the minor repairs as a warning sign that more problems exist, including costly fixes. Therefore, your priority should be fixing up the property and making as many repairs as you can afford. You should also have the home inspected, to make sure you fix everything that could make your home sell faster, and for a good price. A sales representative can go over the most important repairs to make before putting your home on the market.


You do not need to be an expert when selling your home, but you do need to conduct some research and avoid costly errors. Keep the mistakes mentioned above in mind when you decide to sell your house. Doing so could simplify the selling process, help you attract serious buyers, and prevent your home from sitting on the market.
